Henderson prices are splitting by area this fall

These numbers cover the three months ending August 31, 2026. That is the period you need to know, so you are not reading last winter's story as today's news.

Here is the one fact that changes what you should do. The Real Estate Data Aggregator counted a median sale price of $649,950 in ZIP 89052, up 8.3% from a year before. In ZIP 89074, the median sat at $445,000, down 9.6% from a year before. Those two ZIPs sit inside the same city. One citywide number cannot speak for both.

Realtor.com put the Las Vegas-Henderson-North Las Vegas median home price at $464,900 in September 2026. That is a useful starting point. But it covers three cities. Your block may read very differently.

The Real Estate Data Aggregator shows 89052 sold for 8.3% more than a year ago. Fewer homes sold there, down 9.1%, and supply is at 5 months. Prices are up, but the pool of buyers is a little thinner.

In 89074, more homes sold, up 8.9%, yet the median price fell 9.6%. More supply and more competition pushed prices down. Sellers there need a sharper plan.

The middle of the market

Not every ZIP is at an extreme. The Real Estate Data Aggregator counted a median of $469,500 in 89002, up 5.1%. In 89015, the median was $425,000, up 6.3%. In 89011, it was $484,000, down 3.7%. In 89012, it was $587,500, up 10.5%. In 89014, it was $437,500, up 4.2%. In 89044, it was $550,000, up 6.8%.

Rates are making every decision harder

CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% in the week ending October 7, 2026. That is the highest in more than a year. CNBC also reported purchase mortgage applications were 15% lower than the same week one year ago. Fewer buyers can qualify at that rate, and that puts pressure on sellers in every ZIP.

Realtor.com reported that 20.8% of listings nationally had a price cut in September 2026, the highest share since October 2022. That is the wider backdrop your Henderson home sits against.

How fast are homes moving?

Speed varies a lot by ZIP. The Real Estate Data Aggregator shows 89002 had the shortest median time on market at 49 days. ZIP 89044 was the slowest at 74 days, 18 days longer than a year before. Not every home sold fast, and the gap between ZIPs is wide.

What sellers are getting at the closing table

The Real Estate Data Aggregator shows most ZIPs closed between 97% and 99% of list price. ZIP 89052 averaged 97.1% of list. ZIP 89011 averaged 98.7%, the highest among the larger ZIPs. That means most sellers gave up a little, but not a lot.
