More Henderson listings are giving buyers a bit more room
The biggest shift in Henderson right now is in ZIP 89014. The Real Estate Data Aggregator counted 170 homes for sale there in the three months ending August 31, 2026. That is up 29.8% from the same months in 2025. More choices for buyers means sellers need sharper pricing to stand out.
That extra supply is showing up in how long homes sit. The Real Estate Data Aggregator put the median days on market in 89014 at 61 days. That is 13 days longer than a year before. Buyers have more time to think. Sellers who price too high are feeling it.
New listings in 89014 rose 26.8%, per the Real Estate Data Aggregator. More supply coming in while days on market stretch longer is a clear signal. Not every home is struggling, but the ones priced above what buyers expect are waiting longer.

The wider picture: rates and price cuts
Henderson is not alone in this shift. Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That is nearly 1 in 5 listings across the country.
Realtor.com also reported that mortgage rates surged above 7% in September 2026, the first time since January 2025. Higher rates mean buyers can afford less. That puts more pressure on sellers to price carefully from the start.
Realtor.com put the median home price for the Las Vegas-Henderson-North Las Vegas area at $464,900 in September 2026. That sits close to what the Real Estate Data Aggregator counted in several Henderson ZIP codes, so the area numbers line up with what is selling locally.
