Henderson prices are splitting by area, not moving one way
The number that matters most right now: your ZIP code, not the metro average. Realtor.com put the Las Vegas-Henderson-North Las Vegas median home price at $464,900 in September 2026. But the Real Estate Data Aggregator counted very different results across Henderson in the three months ending August 31, 2026. One part of the city is up 10.5%. Another is down 9.6%. The metro figure lands somewhere in the middle and describes neither.
The split, by the numbers
ZIP 89012 saw the biggest price gain. The Real Estate Data Aggregator put the median sale price there at $587,500, up 10.5% from the same three months in 2025. That is $122,600 above the metro median Realtor.com reported. Not every home there sold fast, though. The median days on market in 89012 was 66 days, 14 days longer than a year before.
ZIP 89074 tells a different story. The Real Estate Data Aggregator counted a median sale price of $445,000 there, down 9.6% from a year before. More homes sold, up 8.9% year over year. Sellers there got 98.3% of list price on average. Prices dipped, but buyers still showed up.
The wider picture: rates are not helping
Mortgage rates are adding pressure across the board. Realtor.com reported that rates surged above 7% in September 2026 for the first time since January 2025. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% throughout 2027. Higher rates slow buyers down everywhere. That shows up in Henderson's longer days on market across most ZIP codes.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Henderson's ZIP codes are all over that number, from well above it in 89012 to well below it in 89074. The national figure is a rough average of a wide range.
How each ZIP code is moving
A few things worth noting by area
ZIP 89002 had the shortest median days on market of the active ZIPs, at 49 days according to the Real Estate Data Aggregator. It also had the tightest supply, at 3.2 months. ZIP 89044 moved the most homes, up 30.4% in sales year over year, but buyers there waited a median of 74 days, the longest of any ZIP with a full price record.
ZIP 89015 is worth a look for its consistency. The Real Estate Data Aggregator showed prices up 6.3%, days on market nearly flat at 54 days (one day shorter than last year), and a sale-to-list ratio of 98.4%. Not every home sold above list, but the market there held steady.
ZIP 89052 had the highest median sale price at $649,950, up 8.3% from a year before. Fewer homes sold there, down 9.1%, and supply ticked up to 5 months. Prices rose, but the pool of buyers narrowed a little.
What sellers are actually getting
Across Henderson, sellers are getting close to their list price but rarely over it. The Real Estate Data Aggregator put the sale-to-list ratio between 97.1% in 89052 and 98.7% in 89011. In 89074, 12.3% of homes sold above list, the highest share of any ZIP. In 89044, only 5.4% did. Pricing accurately matters more now than it did a year ago.

National price cuts are climbing
Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That is a national figure, not a Henderson count. But it signals that sellers everywhere are adjusting to where buyers actually are. In Henderson, that pressure shows up differently street by street.
- The metro median of $464,900 from Realtor.com is real, but it is a blend of very different ZIP codes.
- The Real Estate Data Aggregator counted prices ranging from $425,000 in 89015 to $649,950 in 89052 for the three months ending August 31, 2026. One part of Henderson is up 10.5%.
- Another is down 9.6%.
- Your price, your offer, and your timing depend on your specific street, not the headline number.
