Henderson prices are not moving one way everywhere
Realtor.com put the Las Vegas-Henderson-North Las Vegas median home price at $464,900 in September 2026. That one number sounds simple. But it covers a city where prices moved in very different directions, depending on which part of Henderson you are in.
The Real Estate Data Aggregator counted sales across Henderson ZIP codes for the three months ending August 31, 2026. The spread is wide. One ZIP was up 10.5%. Another was down 9.6%. That gap matters if you are setting a price or making an offer.
Where prices rose and where they fell
| 89012 | 89052 | 89044 | 89074 | |
|---|---|---|---|---|
| Median sale price | $587,500 | $649,950 | $550,000 | $445,000 |
| Price change vs. 2025 | +10.5% | +8.3% | +6.8% | -9.6% |
| Median days on market | 66 days | 58 days | 74 days | 55 days |
| Months of supply | 4.8 | 5 | 3.3 | 4.1 |
ZIP 89012 had the biggest price gain. The Real Estate Data Aggregator counted a median sale price of $587,500 there, up 10.5% from the same three months in 2025. That is the strongest price move in Henderson for this period.
ZIP 89074 tells a different story. The Real Estate Data Aggregator put its median sale price at $445,000, down 9.6% from a year before. More homes sold there, up 8.9%, but buyers paid less per home. More supply and more competition can do that.
The other ZIP codes

What the wider market adds
Rates are a real factor right now. Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025 in September 2026. The weekly average rate for the four weeks ending October 25, 2026 was 7.32%, per data reported by the source we use for national figures. Higher rates slow buyers down and give sellers less room on price.
Nationally, Realtor.com reported that 20.8% of listings had a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Henderson's ZIP codes are spread on both sides of that national figure.
What this means for you
A citywide headline can miss your block. ZIP 89012 and ZIP 89074 sit in the same city. One is up 10.5%, one is down 9.6%. If you price your home using the wrong ZIP's story, you are starting from the wrong place.
Supply is rising in several parts of Henderson. The Real Estate Data Aggregator counted homes for sale up 29.8% in 89014 and up 11.4% in 89012. More choices for buyers can mean more patience on their end, and more pressure on sellers to price carefully.
One street can read differently from the whole ZIP code. The numbers above are the best starting point we have, but your specific block, your home's size, and its condition all shape the real number. That is where local comps come in.
- Henderson prices moved in opposite directions across ZIP codes in the three months ending August 31, 2026. The metro headline of $464,900 from Realtor.com does not tell you which direction your ZIP went.
- Local comps and a price plan built for your part of the city are what matter now.
